Keep Your Home From Selling By Following These Tips

There are thousands of articles written offering tips of how to sell a house. It seems like some sellers, actually do all they can to prevent their homes from selling, what are their secrets? Some “sellers” don’t really want their homes to sell, here are some of the steps they implement.

  1. Make sure your home is not easily shown. If nobody can see your home, then there is no way anybody will ever buy it. The best way to do this is to not hire a Realtor, but instead have your home for sale by owner. Then, don’t even answer your telephone when people call seeking more information. By never answering your phone, no appointment will ever be made, no showings will ever happen, no offers written, and no homes sold.
  2. Make Your Home the Most Expensive — Almost everyone goes online to search Kennesaw Georgia homes for sale. Your home should be much more expensive than other homes that are of similar size and age.
  3. Don’t include photo’s on your MLS listing – Buyers love photo’s. They want to see as much of the house as possible online, to give them an idea of if they should even bother arranging a showing. If you don’t have pictures, most buyers will subconsciously ignore your home altogether, they won’t pay any attention to it.
  4. Smell Can Be Very Powerful — Very few things can turn a buyer off more quickly than a foul odor. The smell of cats and stale tobacco are about the most effective odor creators out there. When odors are really bad, buyers and their real estate agents may leave in three seconds or less.
  5. Keep Your Home Cluttered and Messy – If your home has a great floor plan, you can totally detract from this by having stuff, especially garbage, everywhere. Clutter will detract from any positive selling point your home has. Home lookers will be so distracted by junk, that they won’t even realize there are positive features. Their brain power will be occupied pondering how anyone could sleep on a bed with so much junk on it.
  6. Prominently Feature Broken Things – Home shoopers generally want to be able to visualize themselves living in the home, broken things make a great distraction from positive visualizations. As buyers see obvious defects caused by negected maintence, they are able to reason that many unseen items have also experienced serious neglect. One way to help detract this is to make sure there are plenty of broken items buyers will notice while viewing your home. Common broken items include, windows, toilets, faucets, holes in walls, soiled carpet, and non functioning doors.
  7. Implement Negative Curb Appeal — It’s always best to start the showing experience off poorly. The best way to give a bad first impression is with poor curb appeal. Don’t mow, trim, or edge your lawn, but do consider including attractive dandelions. Allow weeds to overtake all plants with natural beauty. Make sure that the outside paint, doors, and trim look beat up. The stigma of loose paint chips on homes built before 1978 can transform opinions almost miraculously.To add to the negative first impression, make sure you have a door bell out of order sign.

These seven steps are proven to be most effective ways to not sell your house.
